Job Title: - Project ManagerReports To: - Project Executive
Classification: - Salaried/ Exempt
Job Summary -The Project Manager is responsible for planning,
tracking, and overseeing construction projects and reports directly
to the Project Executive. - The Project Manager will assist in
preconstruction for one or multiple projects, generate scopes of
work, bid packages and commitments for subcontractors, generate and
manage the construction schedule, control the budget and cost
reporting, supervise support personnel, and promote the
relationships with the clientele.
-Duties and Responsibilities
- Facilitate a strong client relationship and deliver overall
construction services in a professional manner.
- Assist in the preconstruction phase of a project to include
establishing general conditions, preliminary project schedules, and
preliminary budgets.
- Understand the design build delivery method. - Manage the
design process with the requirements of the customer while
maintaining the budget.
- Understand the hard-bid process and assist the estimating
department when required.
- Provide Value Engineering to a project as needed for
appropriate cost control.
- Generate bid packages as required to assist the estimating
department.
- Facilitate and maintain in a timely manner all Requests for
Information, Submittals, Architectural Supplemental Instructions,
Drawings, Specifications, Proposal Requests, Change Order Requests,
and all respective logs of each.
- Provide subcontractor evaluation and qualification through our
prequalification process.
- Evaluate and approve all subcontractor insurance requirements
including endorsements.
- Conduct subcontractor, owner, and architectural meetings
regularly, and provide meeting minutes for each occurrence
timely.
- Generate project status reports, including Owner Reports, PM
Reports etc..
- Assist in the creation of owner contracts, including exhibits,
scopes of work, staging plans, weather clauses, budgets,
exclusions, etc.
- Negotiate the value of work with the subcontractor community,
create scopes of work, subcontracts, and purchase orders for the
project.
- Evaluate and create owner change requests, change orders,
subcontractor change orders, and pay applications as well as
maintaining the appropriate logs.
- Generate pay applications to the owner with backup
documentation. - Create the schedule of values for the pay
application and validate the subcontractor's pay applications with
appropriate site review and backup. - Provide the necessary
documentation for stored materials.
- Establish and maintain a project schedule utilizing the
Critical Path Method and update the schedule weekly showing delays
and progress made to the schedule. -
- Track via the schedule all submittals, material expediting,
commissioning and critical milestone dates.
- Perform the buyout and generate submittals as well as
maintaining the appropriate logs.
- Assure three-week look-ahead schedules, daily reports, and
weekly safety reporting is appropriately administered by the
Superintendents throughout the project.
- Perform monthly PM safety inspections and submit the safety
inspection reports. - Understand the needs and requirements of a
safe project and promote the well-being of those performing the
work.
- Coordinate with authorities having jurisdiction for permits,
SWPPP, inspections, logistics, Temporary Certificates of Occupancy,
and Certificates of Occupancy.
- Perform and assist in punch list inspections, commissioning,
commissioning reporting, obtaining warranty and closeout
documentation including as-built drawings and provide both hard and
electronic copies for submission.
- Able to evaluate and understand plans, specifications, soils
reports, ADA requirements, engineering requirements, testing, and
third-party obligations.
- Manage the quality control evaluation process throughout the
project and assure all superintendent's reports are updated.
- Have a technical proficiency in Microsoft Excel, Word and
Project. - Attend training through the Killian Advancement Training
Sessions for BlueBeam, Procore, advanced scheduling, OSHA training,
Sage accounting software and other training seminars as they are
offered.
- Provide monthly cost to complete project evaluations and review
with management the project status.
-Qualifications
- Bachelor's Degree in a construction related field or equivalent
work experience.
- 5 years or more of experience in project management.
- Technically proficient Microsoft Office and Microsoft
Project.
- Working knowledge of OSHA standards
- OSHA 10 preferred or ability to obtain within 6 months.
- Proficiency in Acumatica preferred.
- Excellent written and verbal communication skills. -Working
ConditionsThe Project Manager usually works in an office
environment either in the Springfield, MO office or at the project
jobsite. - The project may require the Project Manager to be onsite
for extended durations, and travel could range from 50% to
100%.
-Physical RequirementsStanding 20% Sitting 80%
Travel RequirementsThis position requires overnight travel that
includes approximately 3-4 days once every two weeks to one
month.
